The New Landmark Option for the Future of St. Pauls

 

1. New Synthetic Slate Mansard Roof on St. Paul’s

  • New synthetic slate roof installed

  • Supply all necessary scaffolding for roofing project

  • Repairs to all copper flashing, gutters, and leaders

  • Soldering all joints as necessary

  • Remove all debris from job site

Cost: $6,175,000

 

2. Flat Roof Repairs, Silver Coating, Gutter Soldering, ETC.

Cost: $395,000

 

3. Essential Structural Masonry Repairs on the Exterior of St. Paul’s

  • Only essential masonry repairs on the building to secure loose and dangerous components for stability

Cost: $450,000

 

4. Window Relocation and Boarding up of Broken Windows

  • Relocate broken windows from front & east side to rear

  • Board up necessary broken windows in the building to secure the building

Cost: $125,000

 

5. Install a new 6-Foot Black Ornamental Aluminum Fence with Spear Top (Including 3 sets of gates)

  • Installed for looks and security

  • Approximately 40-50 feet along the main building to recapture more parkland space for residents to use, especially on the Rockaway Avenue side

Cost: $525,000

 

6. Landscaping, Lawns, Flowers, and New Irrigation System

  • New landscaping beds, flowers, shrubs, and lawns

  • Coverage: front, right side, and small area left of building

  • New irrigation system to water only these new landscaping areas

Cost: $650,000

 

7. Flat Masonry & Brick Piers by Front Entrance

  • Front entrance masonry work

Cost: $150,000

 

8. Lighting, Electrical, & Camera Systems

Cost: $250,000

 

9. Painting/ Miscellaneous Woodwork

  • Doors and plywood panels over broken windows

Cost: $100,000

 

10. Soft Costs & Contingency for Project

  • Project management, insurance, and other related soft costs

Cost: $1,323,000

Total Ballpark Guideline Cost: $10,143,000

 

These numbers are approximate ballpark costs only. They were derived from several reports completed on the building by professional firms. We also recently met with other professionals at the site to help develop these ballpark costs. Final decisions and budgetary commitments will be determined by the Mayor and The Board of Trustees based on the final scope of the project, with the support of our residents.

 

These ballpark costs give our residents a good general sense of the overall cost of THE NEW LANDMARK OPTION FOR ST.PAUL'S. The repairs and work done on the building would most likely be bonded over 15 years.  This information comes directly from our village financial team.

 

An average home valued at $1.5 million would pay approximately $125 to $145 PER YEAR in additional taxes to cover THE NEW LANDMARK OPTION FOR ST. PAUL’S. This is the most fiscally responsible option to date for the future of St. Paul’s and our village. This option will also help protect our AAA BOND RATING for our village.
